According to a report by the Spain Export and Investment (ICEX) and Ibero-American General Secretariat (SEGIB), Latin American investments amounted to 68 billion EUR in 2022, representing 11 per cent of Spain’s foreign investments. Giant LATAM companies from Brazil, Mexico, Argentina, Chile, Colombia and Peru have already set up shop in Spain. Quoting ICEX, “The dynamism of Latin American investment around the world was confirmed in 2022, reaching record levels and 75% higher than the previous year.”
But beyond corporate investments, investors from the region are pouring money into the EU nation’s real estate sector at record rates. FDI data showed that since 2020, Mexicans have invested more than 700 million EUR in the Spanish real estate and construction sectors.

In central areas, market actors can invest in residential or commercial properties to rent out for high rental yields. This guide shows that the average gross rental yield in major Spanish cities is 6.17 per cent as of 2024 Q1. A studio apartment in Madrid has a rental yield of 7.14 per cent. In Barrio de Salamanca, Spain’s luxurious neighbourhood where the wealthy flock, a one-bedroom property has a 5.92 per cent rental yield.
In coastal areas, LATAM investors can put their money into beachfront properties as their holiday rest houses or as a means to diversify their portfolios. According to Statista: “The demand for luxury beachfront properties in Spain has skyrocketed, with international buyers flocking to the country’s coastal regions.”
